Featured Project: Observatory Park Place
This ground up 4 story apartment building, consisting of 3 stories of wood stick framed construction on top of a 1 story podium structural steel parking garage. These are luxury studio, one and two bedroom units across the street from historical Denver University.
The challenges of this project consisted of an extremely difficult and tight city infill site that was bordered by University Blvd and an alley on the back that was full of Xcel electrical overhead wires. These wires encroached into the safety clearances required for our workers constructing the building. With the potential risk of being forced to shrink the building at the east end, thus damaging the economics of the project, we pursued a more favorable resolution with the Authorities having Jurisdiction. After several successful negotiations with Xcel Energy, OSHA and the building owner, we were able to institute a plan that allowed completion of the project as designed…safely. Today, we have developers contacting us frequently, citing this project as a model that they wish to replicate.
This project consists of 4 buildings that are each 4 stories tall and located next to Jefferson Park just blocks North of Historic Mile High Stadium. The project is roughly 34,000 square feet and contains 16 “for sale” units.
We began construction mid May 2014 and expected delivery is 2nd quarter of 2015.
