48th and Race is the flagship project within the Elyria-Swansea neighborhood revitalization area within blocks of the National Western Stock Show. The project is a joint venture between Columbia Ventures, Clinica Tepeyac, and Urban Land Conservancy to provide affordable housing and clinic space in a transit-oriented development. Phase I converts 3.5 of the total 6.1 acres of industrial area to a mixed-use apartment community comprising 150 units, 21,000 sf of clinic space, and 7,500 sf of retail space. The project will be targeted towards users of the future RTD North Line and provide much needed affordable housing for the area. Public benefits include a complete overhaul of the streetscapes adjacent to the project, improved vehicular and pedestrian safety, significant local spending and contracting requirements and an increase to the local tax base.
