Dear Riley,
I’m writing on behalf of our entire team to thank I-KOTA for a job well done with the
construction effort at Pancratia Hall Lofts.

This $25,000,000 redevelopment has been an incredible challenge and opportunity for the
entire team. It was a very complex effort to convert a vacant classroom/dormitory building into
affordable housing, remediate significant asbestos and lead based paint conditions, add a floor
of apartments in the vacant attic, cut open below-grade exterior walls to add several patios and
window wells to lower level apartments, restore all the damaged exterior materials, and replace
the majority of windows in this historic landmark building.

In addition, the concurrent redevelopment of the 70 acre Loretto Heights campus surrounding
our site required intense coordination of new utilities, roads and miscellaneous site activities
with IKOTA’s work. Last but certainly not least, COVID requirements and material/labor
shortages over the past two years created additional challenges that continually tested the
team.

Throughout the entire construction effort, our ownership team was continually impressed with
IKOTA’s professionalism and “can do” attitude. We were especially impressed by Kyle Barrett
and Matt Herbert. Their continual calm demeanor and positive, problem solving attitude was a
pleasure.

Thanks again for I-KOTA’s incredible efforts to allow the successful completion of the Pancratia
Hall redevelopment, providing 74 units of deeply affordable housing for working families and
restoring this treasured historic landmark for the citizens of Denver. Our ownership team is
forever grateful for I-KOTAs partnership on this project and the fabulous result of your teams
hard work.

Thank you so much for your sponsorship for our Celebrating 25 Years: Imagine! Gala. Your sponsorship will support programming that helps the most vulnerable among us to stabilize their lives, find community, and connect with nature.

This year EarthLinks celebrates 25 years of supporting individuals with the experience of extreme poverty and homelessness. Although the COVID-19 pandemic has serious impacts on our programming throughout 2020 and 2021, we continued to support participants for the duration with food, assistance with rent payments and motel rooms, art supplies, and continued payment of Workshop stipends while we could not gather in person. Additionally, for 6 months during the pandemic EarthLinks managed a Safe Outdoor Space where unhoused individuals were able to shelter in a managed resource-rich tent encampment.

We are so grateful for the support we have received for the past 25 years. As we look towards the future we see the continued need to support folks on the margins, so we are investing in redeveloping our property to create permanent supportive housing for low-income residents. We truly appreciate your support in continuing to create a place where those experiencing homelessness can find help, comfort, fulfillment, and community.

Our project is still currently ongoing and is scheduled for completion by August 2013. Our property consists of an occupied senior and disabled community. I-KOTA has proved to be professional, reliable and a VERY accommodating company. They have been extremely helpful and courteous not only to our onsite staff but to our residents that still occupy the buildings throughout this renovation process.

We are provided detailed information on what is taking place, what if any current issues we are having on an ongoing weekly basis; the I-KOTA team is very attentive to the currently housed residents needs during this renovation.
